Frequently Asked Questions

FAQ's

What is your typical build time?

A standard home build from binding contract to closing could take anywhere from 9-12 months depending on a number of different factors.

What is the difference between custom homes, semi-custom homes and spec homes?

Building a Custom Home: The homebuyer has near-total control of the home’s layout, look, and feel. Custom homes tend to take longer to build and are generally more expensive than spec homes, but the end result is a true expression of the homeowner’s style and priorities.

Building a Semi-Custom Home: The homebuyer selects an existing plan in their homebuilder’s portfolio of plans and customizes the look and feel of the home by selecting the finishes of the home like paint colors, flooring, brick color, etc. This allows you to customize certain features without having to make every detailed decision throughout the home building process. Another benefit is a shorter building timeline, so you and your family can move into your beautifully built home sooner.

Buying a Spec Home: A move-in ready home built by the homebuilder to meet the needs of the average person. Spec homes are cost-effective ways to get a new home at a good price. Spec homes allow for a shorter building process, allowing for your family to move in as soon as possible.

First Choice specializes in Semi-Custom and Spec Homes and currently offers spec and pre-sale options in several premier Columbia County neighborhoods. https://www.firstchoicehomebuilders.com/homes

What are your standard finishes?

Standard features are dependent on what neighborhood that home is being built in. Depending on the price point of that neighborhood, some homes are built with even higher end finishes than others. Please refer to the standard features of the neighborhood that you are interested in.

If I'm interested in a particular new home or community, what do I do next?

Fill out a form on our website and we’ll connect you with a sales team member, or call the number associated with the community you're interested in to speak with a sales agent representing that neighborhood. Each development has its own dedicated and knowledgeable site agents and site teams. They can answer questions, or schedule appointments with the community representative. They can schedule tours in our available homes, and when you're ready, get started with the building or purchase process.

How often (and when) will I have access to the home during the building process?

In order to guarantee the safety of our customers and contractors, homes that are under construction can be visited by appointment only. There will be several scheduled meetings on site with your superintendent throughout the homebuilding process, but if you desire to tour the home outside of those meetings, then you will need to schedule a tour with your real estate professional.

Can I perform some of the work myself?

No. Due to liability, insurance, and a high standard of quality, homeowners are not permitted to perform work on their future home. We strive to ensure your home is done right, on time, and stays within budget. You can spend time with your family and enjoy the process without getting your hands dirty! Leave this to the professionals.

Can I make changes to your house plans?

We want to help you design and build a home customized to you and your lifestyle, while helping you stay in budget and within your timeline.
